When do you register your rental?

West Midlands: your window opens 15 Dec 2026, deadline 14 Mar 2027.

England's new PRS Database — “Register your rental property” on GOV.UK — opens region by region. Enter the postcode of a home you let to see your window.

What you'll need

  • Your name, date of birth and home address — each joint owner adds their own
  • Each home's address, type, bedrooms and furnishing
  • The tenancy start date, the rent and which bills are included
  • Your gas safety, electrical (EICR) and EPC certificate dates
  • The GOV.UK fee is £65 per home, renewed every year.

Letting a home in England without registering can mean a penalty of up to £7,000.

LetTrack keeps these answers for every home and gives you a pack to copy into GOV.UK. LetTrack doesn't register for you — you register on GOV.UK.
