Short answer

LetTrack tracks the core requirements — Gas Safety (yearly), EICR (5-yearly), EPC (10-yearly), Right to Rent, deposit protection and How to Rent — plus HMO and other items where relevant, flagging each as compliant, due or overdue.

What LetTrack tracks

For residential lettings in England, LetTrack tracks the main compliance requirements for each property and tenancy and shows whether each is up to date. The core items are:

  • Gas Safety certificate (CP12) — every 12 months, where there's a gas supply
  • Electrical Installation Condition Report (EICR) — every 5 years
  • Energy Performance Certificate (EPC) — every 10 years
  • Right to Rent check — once per occupier
  • Deposit protection — within 30 days of the tenancy starting
  • How to Rent guide — served once per assured tenancy

Depending on the property, LetTrack also tracks items such as a Fire Risk Assessment and HMO licence (for HMOs), Legionella risk assessment, buildings insurance, selective licensing, and the Renters' Rights Act information sheet for existing tenancies.

How statuses work

Each requirement shows a clear status: compliant, expiring soon, overdue, missing, or not required (if you've marked it N/A). Your compliance dashboard rolls these up per property so you can see what needs attention at a glance.

Where the list comes from

When you add a property and set up a tenancy, LetTrack generates the relevant requirements automatically from the property type and tenancy — you don't build the list by hand.
