Short answer

It's a free, anonymous, pre-signup questionnaire at /compliance-check that scores 5 live compliance areas (tenancy, deposit, safety certs, maintenance evidence, tenant comms) and shows 2 upcoming duties (Making Tax Digital, PRS database) for awareness. You can generate a shareable link or PDF of your result, or have it emailed to you, to send to a broker or solicitor. It's a self-reported indicator, not legal advice, and verifies no documents.

The free Compliance Readiness Check at /compliance-check is a public, no-signup tool that gives any landlord an honest, per-area read on where they stand — before they ever create a LetTrack account.

How it works

  1. Answer 7 short steps of yes/no/unsure questions about your property and how you run it — tenancy paperwork, deposit protection, gas/electrical/EPC certificates, repair records, and how you communicate with your tenant. It takes about two minutes.
  2. You get an instant result: an overall readiness percentage plus a red/amber/green card for each area, split into "required now" (the law already applies) and "coming — worth preparing for" (upcoming duties like Making Tax Digital and the PRS database, which aren't scored yet because they're not fully in force).
  3. Two areas — Making Tax Digital and the PRS database — are shown for awareness only and never count toward your score, because they aren't yet grounded in the same rule set as the scored areas.

What it isn't

  • Not legal advice. It's a self-reported readiness indicator based only on what you answer — it doesn't check or verify any document.
  • Not a document check. Uploading and verifying certificates happens after you create an account and add a property; this tool only asks what you believe is true today.
  • Rules are shown "as of" the date you take the check, since the underlying law (particularly the Renters' Rights Act) is still rolling out.

Sharing your result

From the result page you can generate a share link or download a PDF one-pager — handy for sending your readiness scores to a mortgage broker, solicitor, or anyone else who needs to see them. The share link opens a read-only page showing just your scores (no personal details), and works without the other person needing a LetTrack account. You can generate a new link at any time, which replaces the old one.

Getting your result by email

On the result page you can also enter your email to have your results sent to you — a view-only link to your result plus the PDF, along with your overall score. This is separate from generating a share link. If the email doesn't go out for any reason, you'll see an honest "your results are saved" message instead of a false "emailed" confirmation — either way, you can still view or download everything from the page directly.

Signing up afterwards

If you continue to create a LetTrack account from the result page, your answers are carried across automatically — the signup/onboarding flow shows a short recap of the areas that need attention so you don't have to re-answer anything. You don't have to sign up to see your result; it's fully visible either way.

Your data

If you choose to save your result or leave an email, that's a separate, explicit consent step — LetTrack does not collect or store anything from the check unless you take that action. See LetTrack's privacy notice for how readiness-check data is retained and deleted.
