Why does LetTrack show an EPC on file when I haven't uploaded anything?
LetTrack checks the national EPC register for your property's exact address. If it finds a current, in-date EPC there, it offers to use that register record to satisfy your EPC requirement — nothing is recorded until you choose 'Use this'.

Where this appears
After you save a new property, or from its EPC row on the property page while no certificate is on file, LetTrack checks the national EPC register for your property's exact address (by UPRN where possible, otherwise by address match). If it finds a current, in-date EPC, you'll see an offer like "We found your EPC: D, valid to Mar 2031 — Use this."
Nothing is recorded until you choose 'Use this'
The offer is only a suggestion. Nothing is linked to your property's compliance requirement until you confirm it. If more than one possible address match is found, you're asked to confirm which one is actually your property first.
What happens after you confirm
Once confirmed, the register record satisfies your EPC requirement — the due date tracks the register certificate's expiry, and it counts toward your compliance status, your Passport, and (for HMOs) the council-ready pack. Your tenant is still owed a copy of the certificate; LetTrack's wording makes clear they still need one, even though a document hasn't been uploaded.
If it runs out, or you upload your own certificate later
If the register certificate lapses, LetTrack looks for a newer matching register record and offers that instead — the wording changes to say the old one ran out, not that it's still "on file". If you upload your own EPC document at any point, your upload takes over and supersedes the register link.
You can only confirm or dismiss a register record
You can't edit the details LetTrack found — only confirm it's really your property ("Use this") or dismiss it if it isn't.
