Why does LetTrack now track Smoke & Carbon Monoxide Alarms?

Short answer

The Smoke and Carbon Monoxide Alarm (England) Regulations 2015 (amended 2022) require a smoke alarm on every storey used as living accommodation and a carbon monoxide alarm in every room with a fixed combustion appliance. LetTrack now tracks this as a compliance requirement on every property — it has no expiry date, so it shows as a condition to confirm rather than a certificate that runs out.

What changed

Smoke and carbon monoxide alarms have always been a legal duty for landlords, but LetTrack had nowhere to record it. That gap was live on the free Compliance Readiness Check, which asked about alarms and scored the answer — so a visitor could be told alarms count toward readiness, then sign up to a product with nowhere to put them. This is now fixed: Smoke & Carbon Monoxide Alarms is a tracked requirement on your Compliance dashboard for every property.

What the law requires

Under the Smoke and Carbon Monoxide Alarm (England) Regulations 2015, as amended in 2022:

  • A smoke alarm on every storey of the property used as living accommodation.
  • A carbon monoxide alarm in every room used as living accommodation that contains a fixed combustion appliance (excluding gas cookers).
  • Both must be in working order on the first day of a new tenancy.

How it's different from your other requirements

Most compliance items you track in LetTrack — Gas Safety, EICR, EPC — are certificates that expire on a schedule, so LetTrack calculates a renewal due date. Alarms are different: it's an ongoing condition to maintain, not a certificate, so there's no renewal interval or due date attached. The requirement shows as missing until you confirm and record it, and then as compliant — it won't move to "overdue" the way a certificate does, and it won't trigger a deadline reminder email.

The requirement applies to all property types and was added automatically to every existing property when it shipped, alongside every new property you add going forward — there's nothing to turn on.

Go to your Compliance dashboard, find Smoke & Carbon Monoxide Alarms on the relevant property, and upload evidence or mark it as done the same way you would any other requirement.
